The project undertaken for Routeco consists of the construction of a 3 office buildings to compliment the existing offices at Routeco Business Park, Knowlhill, Milton Keynes.

The office buildings offer 40,000 sq.ft net lettable area of Office accommodation, built to achieve an BREEAM Excellent rating status.

BREEAM initiatives utilised on the project included; rainwater harvesters and other water saving initiatives, sanitary cut off, water leak detection, enhanced U value insulation, sub-metering of all building services, provision of cyclist facilities, enhancement of site ecology features, flood water attenuation within drainage system, refrigerant leak detection.

All buildings on the site are of steel framed construction, clad with a composite flat-panel insulated cladding system, brickwork panels, aluminium framed windows, and curtain walling to the office main façades. Within the office area of Unit C, the main entrance lobby comprised of a full height open atrium with feature lighting open circulation areas, stainless steel glass balustrade throughout, marble flooring to all entrance and circulation areas, and hardwood joinery detailing.

  • Value engineering options produced £300K saving.
  • Internal partitions redesigned using Megadeco instead of traditional blockwork saved 5 weeks on the construction programme.
  • Close liaison with the client to maintain existing services running through the construction site, including fibre optic cable.
  • Forward thinking and consultation with the client provided an additional 80 car parking spaces that would have been lost during construction, area for future phase was cut to formation and stoned up.
