This 500,000ft2 combined office and warehouse was constructed speculatively for Great line developments. The former steelworks site was used for the dumping of "slag" waste during the 1960's. In order to enable this scheme viable, value engineering combined with innovative ground remediation techniques had to be employed. The project was constrained by a tight programme which seen many operations working in parallel. Multi placement surcharging, ground contamination removal and steel erection where all being carried out simultaneously in order to achieve milestone dates. A huge volume of a water required attenuation as part of the maximum discharge allowance. Gas blankets below the inner floor slab where placed to satisfy environmental concerns. Adoptable roads, sewers and footpaths where constructed to enable logistical access to the development.

The facility also boasts some excellent sustainable initiatives such as solar wall, rainwater harvesting and solar heating.
