After extensive upgrade works to the A14 and A6003 and the construction of a one of a kind "hamburger" roundabout , the infrastructure to serve North Kettering Business was now in place. The former Iron or Quarry required major remediation and earthworks in order to create the individual plots which would eventually provide over 2.2million sq ft of industrial space.

Winvic have constructed over 1.7million ft² of that space to date spilt between 5 separate buildings.

Each building plot underwent extensive earthworks and remediation before superstructure works commenced. Each building had a minimum 10% office requirement split between operational and administration areas. Three of the buildings where build-to-suit and included multi level fit out and bespoke logistic solutions.
